How much will a lender lend?

This will depend on:

  • The applicant's income;
  • The proportion of the property value that is being borrowed (loan to value ratio);
  • The applicant's credit history;
  • The applicant's financial commitments (such as other borrowings).

Lenders each have their own criteria. Typically a single borrower could expect to borrow 3 to 4 times their annual gross income. A couple could anticipate borrowing 2.5 to 3 times their joint earnings or 3 to 4 times the higher salary plus once the lower salary. However, some lenders will exceed these criteria, if they regard the loan as a low risk.

Income, which is not guaranteed, such as bonuses or commissions, is likely to be treated differently, with most lenders only taking a proportion of this into their calculations.
